Beach Community
Crescent Beach
The quiet southern end of Anastasia Island — wide sand, fewer crowds, real beach calm.
Quiet southern Anastasia, wider sand · 20 minutes to downtown St. Augustine
About the Neighborhood
Crescent Beach is the quiet end of Anastasia Island — the long, wide, uncrowded southern stretch that runs from St. Augustine Beach down toward the Matanzas Inlet. If your idea of a beach vacation is fewer people, more sand, and the sound of the surf instead of traffic, this is where you want to be.
The character of Crescent Beach
Crescent Beach has only one main public access road, which is the single fact that explains its whole personality. Fewer access points means fewer day-trippers, less parking pressure, and a beach that stays genuinely quiet even in peak season. The community is mostly residential — condos and beach homes rather than hotels and commercial strips — so it feels more like a neighborhood than a resort town.
The trade-off is honest: you're about eight to ten miles south of the St. Augustine Beach pier and its restaurant cluster, so you'll drive for a wider dining selection or for nightlife. But that distance is exactly what keeps Crescent Beach calm, and most people who choose it are choosing it on purpose.
Who Crescent Beach is right for
Couples and anyone seeking quiet. The low-key pace and uncrowded sand make Crescent Beach ideal for a restful getaway rather than a busy-boardwalk vacation.
Families who want space. Wide beaches, easy parking, and larger condo floor plans (including several three-bedroom oceanfront buildings) suit families who want room to spread out.
Anglers and boaters. Several Crescent Beach buildings sit on or near the Intracoastal with boat ramps, fishing docks, and boat storage — Tradewinds, Pelican Inlet, and Point Matanzas among them. Matanzas Inlet at the south end is a noted fishing spot.
Repeat travelers. Crescent Beach has unusually loyal guests — people who find their building and rebook the same weeks year after year.
Beach and water access
The sand at Crescent Beach is wide and walkable, with the relaxed feel of a place that never gets truly crowded. Beyond the ocean, the Intracoastal Waterway runs along the western side of the island, and several communities offer boat ramps and docks. Fort Matanzas National Monument and its free ferry sit at the south end.
Getting around from Crescent Beach
St. Augustine Beach and its pier, restaurants, and shops are a ten to fifteen minute drive north. Historic downtown St. Augustine is about twenty minutes north. Fort Matanzas, Marineland, and the Whitney Lab are a few minutes south. I-95 is accessible via SR-206 for trips farther afield.

For Property Owners
Crescent Beach is the quiet alternative to St. Augustine Beach.
Wider sand, far less commercial density, mostly residential
buildings. Fourteen of the buildings we work with sit in this area
— including Beacher's Lodge, Colony Reef Club, Sand Dollar,
Windjammer, Spyglass, and Tradewinds. The owner economics are
driven by amenity-rich oceanfront buildings (heated pools, tennis,
fitness centers) that command repeat-guest loyalty. For owners, the
positioning is "Anastasia Island without the foot traffic" —
premium rentals to guests who specifically want quieter beach time.
If you own a unit at any Crescent Beach building — Beacher's Lodge,
Colony Reef, Sand Dollar, Windjammer, Four Winds, Spyglass,
Tradewinds, Pelican Inlet, Sea Haven, and others — and you're
evaluating management options, give us a call. We manage more
Crescent Beach inventory than any other neighborhood on the coast
and we know how to position the quiet-beach appeal.
