About This Building
Sand Dollar Condominium is one of the larger oceanfront communities in Crescent Beach, with 166 individual condos spread across four oceanfront buildings at 8090 A1A South. The complex was built between 1980 and 1985. Every unit is oceanfront with a direct view of the Atlantic Ocean and, from the western exposure, the Intracoastal Waterway.
All units share the same floor plan: three bedrooms, two baths, 1,554 square feet, single-level flats. That consistency is unusual for older oceanfront buildings and it's part of why Sand Dollar holds value well — guests get the same generous square footage in every unit, so the differentiator becomes condition, decor, and the view.
The amenity set
Each building has its own pool. The complex includes tennis courts, a clubhouse, a private beach walkway, and one covered plus one uncovered parking space per unit. Laundry is inside every condo.

Why Sand Dollar Condominium Works as a Rental
Crescent Beach itself is the quieter southern stretch of Anastasia Island, about eight miles south of St. Augustine Beach proper. Less traffic, wider sand, fewer crowds. Guests pick Crescent Beach when they want a real beach vacation without the boardwalk noise. That makes Sand Dollar a strong fit for families and repeat travelers who plan their stays well in advance.
The consistent floor plan also makes Sand Dollar easier to position in the rental market than buildings with widely varying unit types — guests know what they're getting in terms of layout and square footage, and rental price differentiation reflects condition and view rather than fundamental layout differences.

Crescent Beach is the quieter southern stretch of Anastasia Island. Within a few minutes' drive you reach restaurants including South Beach Grill, Beachcomber Restaurant, and Crescent Beach Family Restaurant. Within fifteen to twenty minutes you reach St. Augustine Beach proper, Anastasia State Park, and Fort Matanzas National Monument. The historic district — Castillo de San Marcos, St. George Street, the Lightner Museum — is about ten miles north.
