About This Building
Tradewinds is a beachfront condominium community at Crescent Beach, at 7750 A1A South. The complex was built in 1974 in solid concrete construction, three floors high, with elevators throughout the main buildings. All 60 units were upgraded in 2014 with new high-wind-code windows and sliders. The U-shaped layout gives many units views of both the Atlantic Ocean and the Intracoastal Waterway.

Why Tradewinds Works as a Rental
Dual water access — unique on the island. Tradewinds is the only condo complex on this stretch of the island with a boat ramp on the waterway, a private fishing dock on the waterway, a boat storage yard, and a tennis court on the waterway. This is possible because the building sits on a narrow portion of the island and the HOA owns the waterway frontage across the street. That combination is genuinely unmatched in the local condo market and a powerful differentiator for boating and fishing guests.
Direct oceanfront units plus ocean-view units. Tradewinds has direct oceanfront flats and townhouses (all 2BR/2BA, averaging ~1,200 sq ft) with direct beach and ocean views, plus ocean-view units (2BR/2BA and 1BR/1BA) where the view varies by floor elevation. Patios on ground levels, balconies on upper levels.
Gated, pet-friendly, with on-site management and maintenance. The gated entry and on-premises maintenance give the building a managed feel, and the pet-friendly policy broadens the guest market.
2014 window and slider upgrades. High-wind-code improvements across all units mean better storm resilience and lower noise — a quiet selling point that matters to repeat guests.
Location
Crescent Beach
Crescent Beach is the quieter southern stretch of Anastasia Island. Less traffic, wider sand, fewer crowds. Within a short drive you reach St. Augustine Beach restaurants, Anastasia State Park, and Fort Matanzas. Historic downtown St. Augustine is about 20 minutes north.
What We'd Bring to a Tradewinds Unit
We've been managing vacation rentals in St. Johns County since 1998. We operate multiple units at other Crescent Beach buildings and we know how to position a building with Tradewinds' unique water-access features — the fishing and boating appeal reaches a guest segment that pure oceanfront buildings can't. Renovation and design advice comes from Marty Kirkley, co-owner of First Choice Florida — before FCF he ran Eden Home Decor, and in 2005 he sponsored an Extreme Makeover: Home Edition build for the Harvey family in Hastings.
