Core house rules that apply to every First Choice Florida rental. The full legal terms are in our Tenant Terms and Conditions.

Smoking — Strictly Prohibited

ALL PROPERTIES ARE STRICTLY NON-SMOKING. A $500.00 fee will apply for any violation of this policy. Guests found smoking inside the property may be asked to vacate immediately without a refund. This includes vaping, e-cigarettes, and cannabis.

Pets

We accept dogs only at properties specifically designated as pet-friendly. A non-refundable pet fee applies. Pets must be approved in writing before arrival.

Neither First Choice Florida nor the property owner will be responsible for any problems, damage, or injury caused by any pet. Pets are not permitted on furniture at any time. Additional cleaning and damage fees will apply.

A $600 fine plus the pet fee will apply if a pet is found in a non-pet-friendly property. In addition, First Choice Florida reserves the right to immediately cancel the reservation. Pet waste must be bagged and disposed of in outdoor trash receptacles.

Occupancy & Age Restrictions

The minimum age to rent is 25 years. If it is determined that a responsible party of at least 25 is not at the property, the entire group will be escorted from the property with the assistance of local authorities if needed. Re-entry will not be allowed, and there will be no monetary refund.

First Choice Florida does not rent to college or youth groups without specific written authorization.

Each property has a stated maximum occupancy. Exceeding it can result in being asked to vacate without refund.

Social Functions & Parties

Parties or social functions (reunions, receptions, weddings, etc.) with guests in attendance in numbers that exceed the stated maximum number of persons per rental are explicitly prohibited at any rental property.

Vehicles

Motor homes, motorcycles, trailers, and boats are prohibited at rental properties without prior written approval. Park only in spaces designated for your rental; improperly parked vehicles may be towed at the owner’s expense.

Pools and Spas

A private home’s pool is cleaned once a week. Due to the high cost of electricity, pool and spa heat are available for some homes at an additional charge — this must be arranged two weeks before arrival. Guests assume all risk associated with pool and spa use.
