St. Augustine Beach is the heart of Anastasia Island's vacation rental scene — the central beach town where most visitors picture themselves staying. It's anchored by the St. Johns County Ocean Pier, surrounded by a walkable cluster of restaurants, shops, and beach bars, and backed by miles of wide Atlantic sand. If you want the classic Florida beach vacation with everything close at hand, this is the stretch.
The character of St. Augustine Beach
St. Augustine Beach manages a balance that's rare on the Florida coast: it's a real beach town with a genuine commercial center — the pier, the Pier Park, the weekly farmers market, live music — but it's never reached the high-rise, wall-to-wall-condo density of places like Daytona or the Panhandle. The skyline stays low. The beach stays wide. Cars are allowed on some stretches of the sand and banned on others, so you can choose your experience.
And it sits just ten to fifteen minutes from the oldest city in America. That's the combination that makes this beach special — you can spend the morning on the sand and the afternoon walking the cobblestones of the historic district, then be back for sunset.
Who St. Augustine Beach is right for
Families. The pier, the Pier Park splash area, mini-golf, easy beach access, and a deep bench of casual restaurants make this the most family-friendly stretch in the area.
First-time visitors. If it's your first trip to St. Augustine and you want to be central to everything — beach, downtown, attractions — St. Augustine Beach is the safe, smart choice.
Snowbirds and longer stays. The walkable amenities and the range of condo options (from efficiency units to three-bedroom flats) make it a comfortable base for a month or a season.
Investors. Strong year-round demand, the widest range of building types and price points in the area, and consistent rental performance make St. Augustine Beach the most liquid investment market on the island.
Beach and water access
The beach here is wide, flat, and walkable, with public access points throughout and the St. Johns County Pier as the central landmark. Anastasia State Park sits at the north end with some of the most pristine, undeveloped sand in the region. Lifeguards staff the main beach areas seasonally.
Getting around from St. Augustine Beach
Historic downtown St. Augustine — the Castillo de San Marcos, St. George Street, the Lightner Museum, Flagler College — is about a ten to fifteen minute drive north over the Bridge of Lions. The St. Augustine Lighthouse and Maritime Museum is five minutes away. Anastasia State Park is at the north end of the beach. Crescent Beach and the quieter southern stretches are a short drive south on A1A.
