FIRST CHOICE FL VACATION RENTALS, LLC — TERMS AND CONDITIONS

These terms govern your rental of a property managed by First Choice Florida Vacation Rentals, LLC. By completing your booking you agree to all terms below.

Prepayment

We require an initial payment of 40% of the total rental amount and all applicable fees. The final balance, due 45 days before your arrival, can be conveniently settled through a personal check (if received by the due date), money order, or debit or credit card.

Security Deposit

An approved credit card number must be on file in the renter’s name to hold as a security deposit in case of damage to the property. The guest agrees they will be responsible for the cost of remedying such damages. The guest will be notified of any incurred charges. The security deposit can only be held on a credit card, not on other forms of payment.

Guests should not re-arrange condos or home furnishings in any way. This policy maintains the property’s layout and prevents potential damage. A charge will be incurred should it be necessary to return furniture to its original location.

Travel Insurance

Travel insurance protects you if unforeseen circumstances require you to cancel or interrupt your trip. If you are interested in Travel Insurance, please contact our office within 24 hours of booking. Travel Insurance is an optional fee.

Extreme Weather

No refunds will be issued for adverse weather, including hurricanes and hurricane evacuations. Travel insurance policyholders may be covered if a mandatory evacuation is ordered.

Arrival

Check-in time is 4:00 PM or after. No rental rate adjustments can be made because the property is not ready earlier. Arrival instructions will be provided a few days before your arrival.

Departure

Check-out time is 10:00 AM. Late checkouts not approved by our office are subject to an additional charge at the regular nightly rate. All homes and condos are cleaned and inspected upon arrival and departure to ensure good condition for the next guest. We are not responsible for items left behind. A $50.00 fee applies for the recovery of any items left behind.

No Smoking

ALL PROPERTIES ARE STRICTLY NON-SMOKING. A $500.00 fee will apply for violation of this policy. In addition, guests found smoking in the property may be asked to vacate immediately without a refund.

Home and Condo Equipment

All properties are equipped for basic vacation needs. Linens are provided for the maximum number of guests for each home and condo. All properties are equipped with a starter supply of paper towels, kitchen trash bags, toilet paper, bath soap, laundry detergent, and dishwasher soap (where applicable).

Any additional supplies you need during your stay are your responsibility to purchase. Hairdryers are not provided. Beach chairs and beach towels are not provided. Do not use home or condo linens as beach blankets.

A private home’s pool is cleaned once a week. Due to the high cost of electricity, pool and spa heat are available for some homes at an additional charge; this must be arranged two weeks before arrival.

If additional cleaning of the home, condo, linens, or carpet is found to be excessively dirty, the guest will be charged an extra fee.

Restrictions

Motor homes, motorcycles, trailers, or boats are prohibited without prior approval.

First Choice FL Vacation Rentals DOES NOT RENT TO ANY COLLEGE OR YOUTH GROUPS WITHOUT SPECIFIC WRITTEN AUTHORIZATION. The minimum age to rent is 25 years of age. If it is determined through verification of proper identification that a responsible party of at least 25 years of age is not at the property, the entire group will be escorted from the property with the assistance of local authorities if needed. Re-entry to the property will not be allowed, and there will be no monetary refund.

Pets

We accept dogs only. Pets are not allowed at any property unless specifically designated as pet-friendly. A non-refundable pet fee applies. NEITHER FIRST CHOICE FL VACATION RENTALS NOR THE PROPERTY OWNER WILL BE RESPONSIBLE FOR ANY PROBLEMS, DAMAGE, OR INJURY CAUSED BY ANY PET. PETS ARE NOT PERMITTED ON THE FURNITURE AT ANY TIME. ADDITIONAL CLEANING AND DAMAGE FEES WILL APPLY.

A $600 fine plus the pet fee will apply if a pet is found in a non-pet-friendly property. First Choice FL Vacation Rentals reserves the right to immediately cancel the reservation for any property where an unauthorized pet is found. Pet waste shall be bagged and disposed of in outdoor trash receptacles.

Social Functions

Parties or social functions (i.e., reunions, receptions, etc.) with guests in attendance in numbers that exceed the stated maximum number of persons per rental are explicitly prohibited in any rental property.

Property Availability

Should a property become unavailable for guest use through the sale of the property, owner usage, or unforeseen maintenance, First Choice Florida will make every reasonable effort to relocate the guest to a comparable property or refund the booking. No additional compensation will be provided.
