Pelican Inlet
7175 A1A South, St. Augustine, FL 32080
About This Building
Pelican Inlet is a condominium community in the heart of Crescent Beach, at 7175 A1A South — about six miles south of St. Augustine Beach. The complex has 82 units built in 1982, all two-bedroom, two-bath single-level flats at approximately 980 square feet. Concrete block construction, two floors, no elevators, with both ground-floor and second-floor units.
A note on positioning
Pelican Inlet is across the street from the beach, not directly on the sand. That keeps nightly rates more accessible than direct-oceanfront Crescent Beach buildings, and it broadens the guest market to value-conscious families who want Crescent Beach without the oceanfront premium. The positioning matters — marketed correctly, the boat access and pet policy are the headline features, not the across-the-street location.

Why Pelican Inlet Works as a Rental
Pet-friendly. Pelican Inlet allows pets, which is a meaningful filter on Airbnb and VRBO and captures travelers that many Crescent Beach buildings can't reach.
Between the Atlantic and the Intracoastal. Pelican Inlet sits across A1A from a deeded beach walkover (3-4 minute walk to the sand) and next to a county-maintained boat ramp with boat storage. That combination — beach access plus boat access — gives the building a niche appeal with boating and fishing guests that pure oceanfront buildings don't have.
Community pool and tennis court. Standard amenities for a building of this size, with in-unit laundry and plenty of on-site parking.
Quieter Crescent Beach setting. Most units are occupied by full-time residents, which gives the complex a residential rather than transient feel.
Location
Crescent Beach
Crescent Beach is the quieter southern stretch of Anastasia Island, accessible via SR-206 and minutes from I-95. Less traffic, wider sand, fewer crowds than St. Augustine Beach proper. Nearby are a few restaurants, a convenience store, and a surf shop. Within a short drive you reach St. Augustine Beach amenities, and historic downtown St. Augustine is about 20 minutes north. Marineland is a few miles south.
What We'd Bring to a Pelican Inlet Unit
We've been managing vacation rentals in St. Johns County since 1998. We operate multiple units at other Crescent Beach buildings and we understand the market — the seasonality, the guest profile, and how to position a pet-friendly, boat-access building for the guests who specifically want those features. Renovation and design advice comes from Marty Kirkley, co-owner of First Choice Florida — before FCF he ran Eden Home Decor, and in 2005 he sponsored an Extreme Makeover: Home Edition build for the Harvey family in Hastings.
