Why Las Palmas Works as a Rental
Near-downtown location. Las Palmas sits a five-minute drive from the historic district, which makes it a viable base for guests who want to be in St. Augustine proper rather than at the beach. That's a different market than the oceanfront condos — historic-tourism travelers rather than beach vacationers — and Las Palmas captures it well.
Gated community with strong amenity set. The community supports a scale of on-property amenities that smaller condo buildings can't match, including pool, fitness facilities, and a clubhouse.
Newer construction relative to most St. Augustine condo inventory. Most local condo buildings date from the 1970s and 1980s. Las Palmas's 2000-2002 construction means newer infrastructure, more modern layouts, and lower deferred maintenance costs.

What We'd Bring to a Las Palmas Unit
We've been managing vacation rentals in St. Johns County since 1998. We know the difference between marketing a beach condo and marketing a historic-district base — the guest profile, booking patterns, and price positioning are different, and we adjust the listing strategy accordingly. Renovation and design advice comes from Marty Kirkley, co-owner of First Choice Florida — before FCF he ran Eden Home Decor, and in 2005 he sponsored an Extreme Makeover: Home Edition build for the Harvey family in Hastings.
