About This Building
Ocean Gallery is the largest beachfront condominium community on Anastasia Island — 418 individually owned condos plus 21 single-family homes across 42 acres of oceanfront land at 7900 A1A South. The community was established in the early 1980s and has grown into one of the most amenity-rich condo destinations in St. Johns County.
The complex
The property is organized into two sections. The Vistas (oceanfront buildings — Pacifica, Aegean, Caribe, and Premiere Vistas) are three-story oceanfront and ocean-view buildings with 2BR and 3BR units in one- or two-level layouts. The Villages are three-story buildings with 1BR and 2BR units and lake or garden views, set back from the immediate oceanfront.
Nine to eleven different floor plans across the complex, accommodating guests from 4 to 8 people per unit.
The amenity set
Ocean Gallery's amenity inventory is unusual even for a complex of its size: five swimming pools (one indoor/outdoor heated, junior-sized), five hot tubs, two saunas, a fitness center, two oceanfront gazebos for sunrise and sunset viewing, two beach boardwalks, four tennis courts, pickleball courts, two racquetball courts, half-basketball court, ping-pong tables, several shuffleboard courts, and beach cruisers, chairs, and umbrellas available for guest use. 24-hour manned gated security entry.
The on-site vs. off-site rental question
Ocean Gallery has an on-site rental office — The Ocean Gallery Properties — which manages a portion of the rental inventory. Owners can choose on-site or off-site management. Why Ocean Gallery Works as a Rental
Scale is the building's defining advantage. The amenity set alone attracts a meaningful share of the Crescent Beach / St. Augustine Beach rental market. Guests who book at Ocean Gallery often return year after year, drawn by the depth of on-property activities, the beach access, and the gated security.
The 217 vacation rental condos make up just over half the building. The other units are owner-occupied or held for family use. That mix affects HOA dynamics, common-area maintenance, and the building's overall feel — Ocean Gallery doesn't feel like a transient hotel property because of the meaningful resident base.

We've been managing vacation rentals in St. Johns County since 1998.
