About This Building
Sea Matanzas is a small oceanfront condo complex in Summer Haven, Florida — a quiet barrier-island community south of Fort Matanzas and north of Marineland, about ten minutes south of St. Augustine Beach. The complex was built in 1985 and has only nine total units, all townhouse-style two-bedroom condos with roughly 1,200 square feet of living space each.
Why Sea Matanzas guests come back
It's actually remote. Summer Haven is not a high-traffic vacation strip. There's no chain restaurant within walking distance, no boardwalk crowds, no high-rise resorts. If you're looking for a beach where your dog can run, where you can sit on the deck for an hour without seeing another person walk by, that's what this is.
It's still close to everything. Despite feeling remote, you're about ten minutes from St. Augustine Beach proper for restaurants and shopping, twenty minutes from the historic district for sightseeing, and a short drive from Fort Matanzas National Monument and Marineland.
The units are townhouses, not stacked condos. Two levels, about 1,200 square feet each. More space than most beach condos, with the privacy of a single-level neighbor instead of upstairs and downstairs neighbors.
It's oceanfront and beachfront — same thing here. A private walkway from the complex puts you on the sand. No street to cross, no boardwalk hike. The Atlantic is steps from your deck.
There's a pool, shared by all nine units, which means it's almost never crowded.
The building
All nine units are 2BR/2BA townhouses, about 1,200 square feet each, on two stories. Every unit is oceanfront with a private balcony or deck facing the Atlantic. Each has a fully equipped kitchen (stove, oven, microwave, dishwasher, full-size refrigerator) and in-unit laundry. King beds in many units. Sea Matanzas has no on-site rental office — the HOA doesn't manage rentals, and the building doesn't have a front desk. Every unit you see listed for short-term rent is being handled by an outside manager or the owner directly.

First Choice Florida manages four of the nine total units at Sea Matanzas: #4 (corner unit, southern exposure, two kings), #5 (modern updated unit, sleeps up to 6 with sleeper sofa), #6 (fully remodeled end unit with southern exposure and gourmet kitchen), and #9 (penthouse-style unit with 180-degree ocean views). With four units in a nine-unit complex, we can often coordinate adjacent or near-adjacent stays for groups.

Location
Summer Haven
Summer Haven is a barrier-island community south of Fort Matanzas and north of Marineland. The vibe is residential and quiet — there are no hotels, no boardwalks, no high-rises. Within five to ten minutes you can reach Fort Matanzas National Monument (free ferry to the fort), Marineland, the Whitney Lab, and Crescent Beach restaurants. Within fifteen minutes you're at St. Augustine Beach proper. The historic district is about twenty minutes north.
