When you call First Choice Florida, you reach our office on A1A. Local team, no call center, no overseas routing. If we can’t answer right away, we’ll get back to you the same day during business hours.

We’re a boutique vacation rental agency, which means a few things you might not be used to: you’ll get to know us by name, you can walk into our office on St. Augustine Beach, and our emergency line after hours is answered by local staff who actually know the properties — not a service that takes a message and forwards it somewhere.

Who you’ll be talking to

We’re a small office, so you’ll get to know us quickly.

Marty Kirkley — Co-owner of First Choice Florida and the person who runs it. Marty is licensed in both real estate and vacation rentals, so if you’re renting this trip and thinking about owning here someday, he can talk you through both sides.

Mitch Keady — Co-owner of First Choice Florida and our rental operations lead. Mitch handles the day-to-day of running 80+ properties — bookings, owner coordination, the work that keeps everything moving.

Susan Binninger — Owner of Ocean Breeze Real Estate and our broker of record. Florida law requires a licensed broker to oversee any property management company; Susan is ours. She also handles real estate sales and long-term rentals through Ocean Breeze.
